All maintenance requests should be submitted through your resident portal. For emergencies, please call our emergency line immediately.
Rent is due on the 1st of each month with a 5-day grace period. You can pay online through your resident portal or mail a check or money order to:

For urgent maintenance issues (e.g., burst pipes, fire, security breach), please call our 24/7 emergency line immediately: (509) 724-0554. For non-emergencies, please use the portal.
Any maintenance issue that could cause injury, serious property damage, or poses a threat to health and safety is considered an emergency.
Examples include: flooding, frozen pipes, no heat, a broken door or lock you cannot secure, and hazardous electrical issues.
Any issue that does not pose an immediate threat to health, safety, or property is not considered an emergency and should be submitted as a maintenance request through the
resident portal. Examples include: no hot water, appliance malfunctions, minor leaks, and lock-outs (please note that Upside Property Management does not provide lock-out services).
